Discuss and award IFB 3097-19 Hilltop Community Center Re-Roof and HVAC Replacement.
BACKGROUND
The major purpose of this project is to provide all new roof or repaired roofing at the County’s entire Hilltop Community Center complex and Commissioners Office Building. Asbestos containing materials were found via testing of existing roofing materials and pipe insulation (reports are included in this IFB packet); and to relocate A/C system operations to interior at 2 building wings; and repair certain ceilings and add new suspended-ceiling to certain spaces with no ceiling or severely damaged ceiling tiles. The project consists of work at six (6) building wings (A-F), the main connecting corridor and one (1) separate small office building (Building G)
 
Scope of work for the Base Bid consists of: at Building Wings C and F, removal of existing roof top mounted air conditioning units and roof curbs, enclosing roof deck openings and interior work consisting of creation of new Mechanical Rooms housing new A/C air handler units with ductwork extensions, exterior ground mounted condensers, modified ceilings with gypsum board furr-downs. At Building Wings, A, B, C, D, E, F, and G (Office building), removal of the existing roofing down to existing roof deck with complete re-roof using specified modified bitumen roofing system and glued ceiling tile repairs or new suspended ceilings at interior as per plans.
 
Scope of work for the Alternate Base Bid #1 consists of: at Building Wings C and F, removal of existing roof top mounted air conditioning units and roof curbs, enclosing roof deck openings and interior work consisting of creation of new Mechanical Rooms housing new A/C air handler units with ductwork extensions, exterior ground mounted condensers, modified ceilings with gypsum board furr-downs. At Building Wings, A, B, C, D, E, and G (Office building), removal of the existing roofing down to existing roof deck with complete re-roof using specified modified bitumen roofing system and glued ceiling tile repairs or new suspended ceilings at interior as per plans. At Building Wing F, in lieu of new modified bitumen re-roofing, patching modified bitumen roofing at enclosed removed A/C unit openings and “wet areas” revealed by infrared testing followed by application of specified Fluid Applied Rehabilitation Coating over the entire existing roofing and patched areas and glued ceiling tile repairs or new suspended ceilings at interior  as per plans.
 
Scope of work for Additive Bid #1 consists of: implementation of specified annual manufacturer’s maintenance service agreement, per Technical Specifications, section 07 52 16.11.1 or 2, to Base Bid or Alternate Base Bid for all manufacturers warranted roofs.
 
Scope of work for Additive Bid #2 consists of: implementation of specified biennial manufacturer’s maintenance service agreement, per Technical Specifications, section 07 52 16.11.1 or 2, to Base Bid or Alternate Base Bid for all manufacturers warranted roofs.
 
Scope of work for Additive Bid #3 consists of: Pressure wash canted face concrete fascia and up-stand concrete beam end extensions at perimeter of roof at Building Wings A through F. Prem and paint per plans work note.
 
Scope of work for Additive Bid #4 consists of: Provide and install pre-finished metal parapet cap at existing up-stand beams as indicated on plans.
