Authorize Protech Mechanical, Inc. to repair a chiller at the McKinzie Annex.
Consider approval to repair and overhaul the existing Trane Chiller No. 1 that broke down on August 27, 2013. The McKinzie HVAC (Heating, Ventilation and Air Conditioning) System is comprised of two hydronic chillers, each with a cooling capacity of 200 tons. Chiller No. 1 is inoperable because nine evaporator tubes ruptured, the refrigerant infiltrated into the chilled water system, water and refrigerant mixture encroached, contaminated and harmed the compressor and the condenser, and entered the refrigerant lines. After troubleshooting, it was determined the evaporator tubes failed from wear and tear and allowed the refrigerant to encroach into other system areas which caused the chiller to fail.
Chiller No. 1 system must be dismantled, cleaned, compressor repaired, refrigerant and chilled water lines purged, reassembled, and started up, in order to have a functional HVAC system. The Annex system design requires both chillers to be operable at all times to handle the heat load. We procured three quotes, and the lowest quote is from Protech Mechanical, Inc. Purchase is in the amount of $48,960.
